Five septic installation mistakes that cost Lancashire owners later

Mistake 1 — Skipping the percolation test

A soakaway must sit in ground that drains at the right rate. Installing without a BRE365 or equivalent percolation test in clay or rock leads to instant failure — effluent ponds on the surface and GBR compliance is impossible. Always insist on documented ground tests before dig day.

Mistake 2 — Undersizing the tank

Builders sometimes specify the smallest tank that fits the plot. Adding bedrooms, annexes or a hot tub later overwhelms the system. Size for realistic peak occupancy plus a margin — retrofitting a larger tank means digging again.

Mistake 3 — Wrong discharge route

Connecting a septic tank directly to a ditch or stream is illegal without a permit and proper treatment. Even "temporary" pipes during building work create liability. Design the discharge route at planning stage, not after the house is occupied.

Mistake 4 — Poor access for maintenance

Tanks buried under drives, patios or extensions cannot be emptied without breaking paving. Lids must be accessible for emptying and inspection — Building Regulations and HSG274 guidance are explicit. Plan access routes for a tanker hose before you landscape.

Mistake 5 — No commissioning or handover pack

A new installation should include as-built drawings, percolation results, emptying schedule advice and warranty paperwork. Without this, the next owner inherits guesswork. Reputable installers provide a compliance-ready handover.

Choosing an installer

Use contractors registered with relevant trade bodies, experienced in Lancashire ground conditions, and willing to coordinate Building Control sign-off. Cheap installs that skip surveys and tests are the most common source of five-figure remedial quotes we see.
